Steel Beam Installation With Bi-folding Doors Installed

Project Location: Reigate

Project Summary: 

The project brief was to open up the floor space for a large property located in Reigate.
The existing kitchen and lounge was poorly lit and did not compliment the size of the property.

Our remit was to change that and open the ground floor kitchen and lounge and flood the room with natural light.

Scope of works

  • full removal of 3 internal load bearing walls

  •  steel beam installations

  • full removal of 1 external load bearing wall

  • partial removal of 4 internal supporting walls

  • installation of timber stud wall

  • installation for floor screed

  • installation of 2 aluminium bifold doors

  • installation of 1 new window
  • reposition of 1 external window
  • installation of 1st fix plumbing and waste supplies for kitchen services
  • installation of 1st/2nd fix electric
  • reposition of mains electrical supply head (100 Amp mains fused)

About the Property:

The property is located in Reigate, just off the the M25. The unit was constructed of brick with cavity walls in places, and solid walls in some areas.

The property was not located in a conservation area. The works carried out did not require planning permission, but did require full building regulations approval.
The property consists of 4 beds, 3 baths, kitchen/dining, 2 lounges.

Their were no adverse planning restrictions affecting development to the property.

Methodology

Structural Calculations

As part of our steel beam design service we prepare the structural calculations to specify the correct steel beam sizes to install for the client.

Removal Of The Internal Load Bearing Walls

The next phase is supporting the super structure of the property and removal of the internal load bearing walls and installation of temporary structural supports using heavy duty acrow props.

Installation of the following steel beams is carried out

  • 1No 203 x 178 x 23 UB @5m
  • 1No 203 x 178 x 23 UB @3.5m
  • 1No 203 x 203 x 46 UB @3.4 (this unit ties into the steel box frame)

Structural props remain in place to support the steel beams. These supports are loaded onto the existing concrete subfloor providing good stability for the props during the curing process for the RSJ steel beams.

Temporary Structural Supports

Above the RSJ steel beam, we dry pack the small gaps up to the first floor support with a semi dry, strong 2:1 cement mixture. This is compacted into the gaps between the beam and the first floors.
Some of the beams were supporting existing timber floors. In these cases they were packed with oak timbers struts to spread the floor loads correctly across the RSJ steel beams.

Internally, the RSJ steel beams are then lined with fire retardant board. this is the pink fire check board you will see on the video.

RSJ Box Frame

The next phase is to remove the external load bearing wall and install the RSJ box frame.

The following beams are installed

  • 2No 203 x 203 x 46 UB @4.5
  • 2No 152 x 152 x 23 UC @3m (one leg connects to the 1No 203 x 203 x 46 UB above)

The same process of structural support, installation of concrete pad stones, curing stage, fire proofing the steel beam is then repeated – If the process ain’t broke – why fix it??

Kitchen Extension.

Next phase is to construct rear extension to facilitate the kitchen extension. This will provide increased space for the breakfast/dining area.

This area was opened at the face of the garden to increase the natural light into the room.

Openings are created to facilitate two bifold doors.
The following heavy duty catnip lintels are installed to open the space for the bifold doors

* 1No CATNIC CN18B @ 3.6m
* 1No CATNIC CN18B @ 3.1m

Installation of the bifold doors is then completed to add the finishing touches to the space.

The last phase was to install a  1No CATNIC CN18B @ 2.1 to facilitate the installation of an existing 1.8m wide timber frame window to let additional light into the kitchen area.

Various plumbing and electrical works were carried out in parallel to the heavy duty engineering works to prepare the space for kitchen installation and 2nd fix decorations

We plaster skim the internal walls with British gypsum plaster to bring the room up to a final decoration standard.
